Take Your Time
Take your time during the walkthrough to thoroughly inspect every aspect of the home, from exterior features to interior finishes. Don't rush, and ask questions if anything is unclear or requires clarification.
Test Everything
Test all appliances, fixtures, outlets, switches, and systems to ensure they are functioning properly. Run faucets, flush toilets, turn on lights, and operate heating and cooling systems to identify any issues.
Check for Defects and Damage
Inspect walls, floors, ceilings, windows, doors, and trim for defects, damage, or cosmetic flaws. Look for cracks, chips, scratches, dents, and signs of poor workmanship or installation.
Verify Safety Features
Verify the presence and functionality of safety features such as smoke detectors, carbon monoxide detectors, fire extinguishers, and emergency exits. Test alarms, replace batteries if necessary, and ensure clear access to exits.
Address Concerns Promptly
If you identify any issues or concerns during the walkthrough, address them promptly with the builder. Document your findings and communicate them clearly and professionally to ensure they are resolved before closing.
Schedule Follow-Up Inspections
Schedule follow-up inspections for any unresolved issues or areas requiring further evaluation. Work with the builder to address and rectify any deficiencies or deficiencies identified during the walkthrough.
